			<content:encoded><![CDATA[<p>Cruising out to the block this morning we saw signs to register interest for a new estate called the Cedar Creek Estate on Cedar Creek Rd.</p>
<p>Of course, we had to stop and have a chat.  A new estate, 17 blocks, no info on cost and nowhere near ready to go through council. They are starting on the road in a few weeks&#8230; I&#8217;d say this one will be a while before its ready to build on.</p>
<p>From the look of the layouts, these are very steep drives. Some city folks are going to be able to justify their four wheel drives, I&#8217;d say!  5 metre contour intervals, and the typical block has between 5 and 10 lines to reach the 1500 m2 house site. Not my cup of tea!</p>
<p>The road will eventually link Cedar Creek Road and McDowalls Road, which will change the traffic flow.</p>
<p>The developer&#8217;s website is <a href="http://www.1770group.com.au/">useless</a>. Just a placeholder. Why do people do that? Why advertise a non-existant site on a big sign in big letters and then not do anything with it?  Not something I would let my clients do, thats for sure! A sure way to scare off the customers&#8230; Well, could be worse &#8211; they could have failed to buy the domain yet! *laughs*</p>

			<content:encoded><![CDATA[<p>We were cruising around out west last weekend and stopped by the Bunya Retreat acreage estates. Its hard to miss, really &#8211; there are signs all over Samford Rd, and then you go up a really steep road, follow the tiny little sign off to the right, go over 100 metres of dirt road and there you are! The other end may be more accessible.</p>
<p>There were only ever a dozen blocks in this estate and only a couple have sold. It didnt impress me very much &#8211; small building pads at the front and then a fair drop away. When you see the larger scale map you can see that this is the last land in this area &#8211; unless they start selling off the State Forest, which is unlikely.</p>
<p>They have marked them down as they are obviously not selling, which was obviously not what they expected &#8211; they thought they would go so fast that they didn&#8217;t even put up the usual real estate agent&#8217;s hut, and the poor sod has to sit in his car while he waits for his rare prospect.  Now that must be the nasty end of the job!  I guess they missed the peak of the wave and it will take them a long time to unload this land!</p>
